How we help

The most common problems for owners who live abroad.

Squatters or an invaded lot

In Baja California, occupying someone else's property through violence, stealth, threats or deceit is a crime (despojo, article 226 of the state Penal Code). We file the criminal complaint and the civil actions to recover possession.

Property not registered in your name

Paying the property tax (predial) does not make you the legal owner. Ownership is proven by registering a deed or court ruling at the Public Property Registry. We regularize it for you.

Inherited house or land

If the registered owner passed away, the property must go through probate (juicio sucesorio) before it can be sold or put in the heirs' names.

Fraud or double sale

Forged deeds and properties sold twice are common risks for owners who live abroad. We review the registry history and take legal action when needed.

FAQ

Frequently asked questions.

Do I have to travel to Tijuana?

Usually not. Most of the process can be handled remotely, and you can grant a power of attorney at a Mexican consulate in the U.S. so we can represent you.

Someone is living in my house in Tijuana. What should I do?

Do not try to evict them yourself. Gather any documents that prove ownership or possession and contact a lawyer to file a criminal complaint for despojo and the corresponding civil actions.

My property is in the name of a deceased relative. Can I sell it?

Not until it goes through probate (juicio sucesorio). Once the court recognizes the heirs, the property can be registered in their names and then sold.
